Most common defects in Salamanca
What we find most often in Salamanca

Every part of Madrid has its own typical problems. These are the ones we find most in Salamanca:

Façades with damage to cornices and ornamental mouldings — deterioration in early 20th-century buildings.

Outdated central heating installations — 1970s systems that need replacing.

Condensation and thermal bridges — only detectable with a thermal imaging camera.

Buying a home in the Salamanca district
What to know before buying in the Salamanca district

The district was born as part of Madrid’s Ensanche (the planned city extension) in the second half of the 19th century, driven by the Marquis of Salamanca and laid out on a grid of straight streets. In Recoletos, Castellana and Goya, stately buildings of several storeys went up, with ornate façades, light wells and very spacious flats. Over the 20th century some of these buildings were replaced by taller blocks, and Guindalera and Fuente del Berro, towards the M-30, were filled in mainly with blocks of flats.

In a stately building, check the condition of the floor structures, which in the oldest buildings are usually timber or steel beams, and ask about the IEE (building assessment report) and any façade or roof works the residents’ association has approved. Many flats have been completely refurbished: the inspection checks that no load-bearing walls have been removed, as well as the condition of the electrical installation and the communal downpipes. In more recent blocks, look at the insulation, the window frames and the accessibility of the entrance.

Recoletos — Stately buildings from the late 19th and early 20th centuries near Paseo de Recoletos and the Castellana. Check floor structures, cornices and the building’s IEE.

Guindalera — Blocks of flats from different decades of the 20th century alongside a few older buildings. Check installations, downpipes, the lift and whether any levies have been approved.

Fuente del Berro — Residential blocks next to the Quinta de la Fuente del Berro park and the M-30. Check the soundproofing of the windows, the façade and the IEE.
