The right moment

When to inspect a newly built home

Before signing for the handover of the keys

It is the ideal time to detect defects and demand that they are put right before you accept the home, avoiding delays and problems later on, once you have moved in.

Within the developer’s warranty period

If you have already received the home, there is still time. The inspection lets you claim defects covered by the developer’s legal warranty (1 year for finishes, 3 years for habitability, 10 years for the structure).

Common questions

Frequently asked questions about new home inspections

Is an inspection of a new home compulsory?
No, the inspection of a newly built home is not required by law, but it is highly recommended. Although the developer is obliged to deliver the home in accordance with the project and current regulations, in practice it is very common to find construction defects or poor finishes.

An independent inspection carried out by a chartered architect protects your interests as a buyer and lets you check that the home is handed over in optimal condition before you sign for the keys or within the warranty period.
Which defects can be claimed after a new home inspection?
A new home inspection can detect numerous construction defects that can then be claimed. The most common include:
  • Defects in finishes: floors, tiling, paintwork, joinery or sealing.
  • Damp, leaks and condensation.
  • Thermal and acoustic insulation problems.
  • Thermal bridges and shortcomings in energy efficiency.
  • Faults in the electrical, plumbing, drainage or gas installations.
  • Failure to comply with the project or with current technical regulations.
The Hausum technical report documents these defects clearly to make it easier to claim them from the developer within the legal warranty periods.
Does a new home inspection replace the developer’s warranty?
No. A new home inspection does not replace the developer’s legal warranty; it complements and strengthens it.

The warranty exists, but without a professional inspection many defects go unnoticed until the deadline for claiming them has passed. With the Hausum inspection you have an objective, detailed technical report that lets you identify problems in time and exercise your rights with greater confidence and technical backing.
How long does it take to carry out the inspection and deliver the report?
The on-site inspection usually takes between 1.5 and 3 hours, depending on the size of the home. Our team then prepares the full technical report and sends it to you by email in less than 24 hours.
