Palencia is a quiet city with a remarkable Romanesque heritage. Its 1960s–80s housing stock presents the typical problems of the Castilian plateau: thermal cracks, outdated installations and damp. If we find no defects, we refund your money.

Every part of Palencia has its own typical problems. These are the ones we find most in Palencia:
Cracks caused by thermal expansion — Palencia’s extreme continental climate damages façades.
Electrical installations that have never been upgraded — in the 1960s–70s workers’ housing stock.
Damp on ground floors — common in areas next to the river Carrión.
Palencia keeps a long, narrow historic centre around the Calle Mayor and its arcades, with buildings of two to four storeys, some from the late 19th and early 20th centuries, mixed with blocks that replaced older houses. Between the sixties and the eighties the city grew with neighbourhoods of workers’ housing blocks, such as Pan y Guindas and El Cristo, while Allende el Río spread across the Carrión river. More recently, developments of flats and terraced houses have been added in the expansion areas.
Palencia’s climate, with cold winters and frequent frosts, matters in any purchase. During the viewing, pay attention to the windows, the insulation and the type of heating: some blocks from the sixties and seventies have communal central heating, and it is worth knowing what it costs. A technical inspection adds checks of façades and terraces damaged by frost, of roofs and downpipes, of the wiring and, on ground floors near the river, moisture readings. Also ask for the ITE or IEE and the energy performance certificate.
Centro — Terraced buildings around the Calle Mayor, with arcades and timber structures in the oldest ones; check the floor structures, roofs, installations and the ITE or IEE.
Pan y Guindas — Neighbourhood of blocks of flats from the decades when the city grew; check the wiring, heating, insulation of façades and windows, and access to the entrance hall.
Allende el Río — Neighbourhood across the Carrión with homes from different periods; on ground floors, check for rising damp, drainage and the condition of the floor slabs.
