Segovia, a World Heritage Site with its Roman Aqueduct, has a property market driven by its proximity to Madrid. The historic houses and the residential expansion areas present very different problems. If we find no defects, we refund your money.

Every part of Segovia has its own typical problems. These are the ones we find most in Segovia:
Cracks in historic buildings — movement in the Castilian soil affects the foundations.
Damp in the historic centre — stone buildings with centuries of accumulated leaks.
Outdated installations in the 1960s–70s expansion districts that have never been upgraded.
Segovia’s historic centre sits on a rock between the Eresma river and the Clamores stream, enclosed by the city walls, with houses of stone, brick and timber framing, many with sgraffito façades. Outside the walls, old suburbs such as San Lorenzo, San Millán and El Salvador grew up. From the 60s and 70s the city expanded with blocks of flats in neighbourhoods such as La Albuera, and in recent decades with Nueva Segovia and areas of terraced houses. In the province, mountain towns such as El Espinar and San Ildefonso add detached second homes.
Segovia has cold winters, with frost and snow, so during the viewing look at the heating, the windows and the condition of roofs, gutters and eaves. The historic centre is protected as a heritage site: before buying, check what works the planning rules allow, and look at timber beams, damp in stone walls and roofs. In blocks from the 60s–70s, ask about the ITE (technical building inspection), the lift and any communal works already approved. The technical inspection adds thermal imaging, which pinpoints heat loss and thermal bridges.
Casco Histórico — Stone and brick houses spanning several centuries within a protected area. Check timber beams and floors, damp in walls, roofs and what works are permitted.
San Lorenzo — An old suburb by the Eresma, with traditional houses and low-rise buildings. Check for damp due to the nearby river, roofs, the timber structure and unlicensed alterations.
La Albuera — A neighbourhood of blocks of flats from the 60s and 70s. Ask about the ITE and the lift, and check insulation, heating, windows and the electrical installation.
