Salamanca, a university city and World Heritage Site, has an active and growing property market. Its historic buildings in Villamayor stone and its university buildings account for the most characteristic problems. If we find no defects, we refund your money.

Every part of Salamanca has its own typical problems. These are the ones we find most in Salamanca:
Erosion of Villamayor stone façades — the golden sandstone is beautiful but porous and vulnerable.
Damp in historic buildings — the old town has built up centuries of leaks.
Outdated installations in the 1960s–80s university-area housing stock.
Salamanca has preserved a Casco Histórico built of Villamayor stone, with buildings spanning several centuries, many of them restored in recent decades. Beyond the centre, the city grew mainly between the 50s and 80s with neighbourhoods of blocks of flats such as Garrido, Pizarrales and El Rollo, with dense streets and medium-rise buildings. Since the 90s growth has shifted to new residential areas and to nearby towns such as Santa Marta de Tormes, Villamayor and Carbajosa de la Sagrada, with terraced houses and recently built blocks.
In the Casco Histórico, buying a restored flat or one still to be restored means checking the stone of the façade, the timber floors, the tiled roofs and the restrictions that heritage protection places on any works. Blocks from the 50s–80s are full of flats without insulation and with old lifts: during the viewing, ask about the ITE (technical building inspection), communal works already approved and the heating, which is often central. The technical inspection adds damp measurements with a hygrometer, thermography to detect heat loss, which matters with the cold winters of the plateau, and a check of the electrical installation.
Casco Histórico — Buildings of Villamayor stone, many of them restored. Check the erosion of the stone, the timber floors, the roofs and the permits for any renovation.
Garrido — A large neighbourhood of blocks of flats from the 60s and 70s. Check the lift, the ITE, the central heating, the electrical installation and the façade insulation.
Santa Marta de Tormes — A town next to the city with terraced houses and blocks from recent decades. Check roofs, garages, damp in basements and the quality of the insulation.
