Vitoria-Gasteiz is the capital of the Basque Country and a European benchmark for urban sustainability. Its housing stock mixes the medieval old town with large residential areas from the 1970s–90s. If we find no defects, we refund your money.

Every part of Vitoria has its own typical problems. These are the ones we find most in Vitoria:
Damp in the medieval Casco Viejo — historic buildings with centuries of accumulated problems.
Electrical installations that have never been upgraded — in the 1970s blocks of the Ensanche.
Cracks in façades caused by thermal expansion — Vitoria’s continental climate is extreme.
Vitoria-Gasteiz grew out from the medieval Casco Viejo, on top of the hill, towards the 18th- and 19th-century Ensanche, with stone buildings and glazed bay windows around the Plaza Nueva and Calle Dato. With industrialisation from the fifties to the seventies came working-class neighbourhoods of blocks of flats such as Zaramaga, Arana, El Pilar and Adurtza, and later Lakua. Since the beginning of this century the city has spread with the large new-build neighbourhoods of Salburua and Zabalgana.
In the Casco Viejo, the narrow buildings with timber structures call for checks on beams, floors, roof and damp, on whether there is a lift and on whether the owners’ association is planning a refurbishment. In blocks from the fifties to the seventies, ask for the building’s technical inspection (ITE), find out about approved works such as the façade, insulation or a lift, and check the wiring. With cold winters, the energy rating, windows and heating count for a lot. In Salburua and Zabalgana, check the finishes and garages, and find out whether the home is officially protected (subsidised) housing and what conditions apply to its sale.
Casco Viejo — Narrow buildings of several storeys with timber structures, many without a lift; check beams, floors, roof, damp and any planned refurbishment.
Zaramaga — Working-class neighbourhood of blocks from the 1950s to the 1970s; check the ITE, the lift, the wiring, the façade insulation and any approved communal works.
Salburua — New-build neighbourhood from this century with a lot of subsidised housing; check finishes, garages and terrace waterproofing, and the sale conditions if it is a VPO home.
