Chamberí is one of the most sought-after districts in Madrid, with an average price of 4,826 €/m². Its housing stock, mostly from the 1930s to the 1980s, mixes well-preserved buildings with others whose installations urgently need renovating. If we find no defects, we refund your money.

Every part of Madrid has its own typical problems. These are the ones we find most in Chamberí:
Hidden damp behind the inner face of façades — only detectable with a digital hygrometer and a thermal imaging camera.
Aluminium electrical wiring — in 1970s buildings, with a risk of overheating.
Cracks in exposed brick façades — in 1950s–60s buildings with settlement movement.
Chamberí was born with Madrid’s Ensanche, the city’s planned extension, in the second half of the 19th century, and was gradually completed during the first decades of the 20th. In Trafalgar, Arapiles and Gaztambide, brick buildings with light wells, timber floor structures and original staircases predominate; in Almagro, stately buildings with spacious, high-ceilinged flats. From the fifties onwards many of these buildings were replaced by concrete blocks, more common in Vallehermoso and Ríos Rosas, which is why buildings from very different periods stand side by side on the same street.
In an older Chamberí building, pay attention to the floors during the viewing: if they give way underfoot or doors catch, there may be sagging timber beams or beams damaged by woodworm or by leaks from the bathrooms. A technical inspection adds a check of those floor structures, of downpipes and plumbing (some buildings still have sections of lead pipe) and of the fuse box. Also ask for the ITE or the building evaluation report (IEE), the owners’ association minutes showing works already approved, such as a new lift, and the energy performance certificate.
Almagro — Stately buildings from the late 19th and early 20th centuries with spacious flats; check the timber floor structures, the original installations and the condition of façades and cornices.
Trafalgar — Early 20th-century brick buildings with light wells; check for damp in the light wells and downpipes, the condition of the floor structures and access to the entrance hall.
Vallehermoso — More concrete blocks from the 1950s to the 1970s; check the façade, the roof, the original wiring and plumbing, and whether any special levies have been approved.
The process in Chamberí is simple and fast.
