Every part of Madrid has its own typical problems. These are the ones we find most in Tres Cantos:
Worn-out roof waterproofing — in 1990s blocks that have gone 30 years without being checked.
Central air-conditioning systems at the end of their life — in buildings from the 2000s.
Panel façades with deteriorated silicone joints — common in the first developments.
Tres Cantos began as a planned town on land belonging to Colmenar Viejo, saw its first residents in the eighties and became a municipality in its own right in the early nineties. It is organised into sectors with themed names, such as Descubridores, Pintores, Embarcaciones and Oficios, grouped into the First and Second Phases, with medium-rise blocks of flats set around gardens and communal pools, alongside areas of terraced and detached houses. In recent years Nuevo Tres Cantos has been growing to the north, with new-build developments.
When buying in the First or Second Phase, check the condition of the roofs, the façade joints and the communal services, and ask the owners’ association about approved works, special levies and the cost of maintaining the gardens, pool and garage. In buildings from the eighties and nineties, ask whether the ITE has been carried out and with what result. In terraced houses, look at basements, terraces and roofs, where leaks tend to appear. In Nuevo Tres Cantos, check the finishes and detailing and note down any defects before you accept the handover.
Primera Fase — The first sectors, from the 1980s, with blocks set around communal areas; check roofs, façades, services and the result of the ITE.
Segunda Fase — Later sectors, with blocks and terraced houses from the 1990s onwards; check waterproofing, façade joints, air conditioning and garages.
Nuevo Tres Cantos — Recent new-build development to the north of the town; check finishes, detailing, waterproofing of terraces and garages, and note down defects before handover.
