Every part of Madrid has its own typical problems. These are the ones we find most in Leganés:
Electrical installations not upgraded since the 1960s–70s — wiring not thick enough for today’s consumption.
Façades with cladding coming away — in 1970s–80s high-rise blocks.
Flat roofs with worn-out waterproofing — no maintenance for more than 30 years.
Leganés was a farming town in the south of Madrid until the 60s. Between the 60s and the 80s it grew all at once, with whole neighbourhoods of brick blocks, many of them high-rise, such as Zarzaquemada, San Nicasio and El Carrascal, around an old centre that still keeps a few low houses. From the 90s onwards Leganés Norte was developed and, in this century, Arroyo Culebro, with blocks around communal areas, garages and often a pool.
If you buy in Leganés, you will most likely be choosing between a flat from the 60s to 80s in a large block and a more recent home in Leganés Norte or Arroyo Culebro. In the older blocks, ask about the ITE/IEE, the condition of the lifts, step-free access to the entrance and any levies approved to renovate façades or roofs. The technical inspection also checks the flat’s electrical installation, the downpipes, the windows and the energy rating. In more recent buildings, look at the garages, terraces and communal areas.
Zarzaquemada — A large neighbourhood of brick blocks from the 60s and 70s, many of them high-rise. Check the lifts, the condition of the façades and any levies approved by the owners’ association.
San Nicasio — A neighbourhood of blocks of flats from the 70s. Check the electrical installation, the downpipes, the roof and whether the entrance has accessibility barriers.
Arroyo Culebro — A development from this century with blocks around communal areas, garages and often a pool. Check garages, terraces and roofs, and whether any repairs are still pending with the developer.
