Badalona is the third-largest city in Catalonia, with a very dense housing stock from the 1960s–80s. Salt corrosion in the coastal area and aluminosis are the most characteristic problems. If we find no defects, we refund your money.

Every part of Barcelona has its own typical problems. These are the ones we find most in Badalona:
Salt corrosion on the façades of seafront and second-line beach buildings — accelerated by the salt spray.
Aluminosis in blocks from 1960–1975 — Badalona has a high historical incidence.
Very old electrical installations that have never been upgraded in the oldest housing stock.
Badalona grew from Dalt de la Vila, the old quarter built over the Roman town of Baetulo, and from the Centre, by the sea, with traditional village houses and some Modernista buildings. Industry settled along the coast and, from the fifties and sixties onwards, the city grew very quickly with blocks of flats in neighbourhoods such as Llefià, La Salut, Sant Roc and Pomar, many of them put up in a short time. More recent developments followed in areas such as Montigalà, and on the slopes of the Serralada de Marina there are neighbourhoods of houses such as Canyet.
In blocks from the fifties to the seventies, ask about the building’s ITE and any technical reports the owners’ association holds, and check whether there is a lift or whether one was added later, as this affects accessibility and service charges. Look out for fibre-cement downpipes and roofs, which are common in buildings from that period. In the village houses of the Centre and Dalt de la Vila, check the flat roof terrace, the beams and any damp on the ground floor. The inspection adds a check of floor structures, balconies and the plumbing.
Dalt de la Vila — The old quarter on higher ground, with village houses and narrow streets. Check the load-bearing walls, timber beams, the roof terrace and damp on the ground floor.
Llefià — Blocks of flats from the 1960s and 1970s on sloping ground. Check the lift, the condition of floor structures and balconies, the downpipes and any approved levies.
Montigalà — A more recently developed neighbourhood with blocks of flats that have parking and shared areas. Check for leaks in basements and on terraces, and the energy rating.
The process in Badalona is simple and fast.
